Job Summary

Manufacturing Team 
The Manufacturing department is split into 7 sections within the factory:

  • Cutting/Timber Preparation
  • Wall Line
  • Floor & Ceiling Line
  • Box Build 1
  • Box Build 2/Roof Build
  • Sub-Assembly
  • Finishing line

Each one of those sections is managed by a team leader who will have a team of approximately 8-20 Manufacturing operatives and trades reporting into them. some areas will have more than one team leader due to a rotating shift pattern or if that section contains are larger number of employees.
The manufacturing team is fantastic collaboration between operatives and wide variety of trades such as joiners, window fitters, plumbers, electricians, tape & jointers, magic men, Painters and tilers. Each of those roles require everyone to work alongside each other, to thrive in a busy environment and to work as one whole team.

The main goal for the manufacturing team is to cut, frame, assemble and finish all our modules inside the factory to highest efficiency using lean manufacturing principles and standard processes. Follow all relevant and necessary health and safety legislation. Build the quality in to the highest possible standard following BOPAS and NHBC requirements. By doing so we will make It as quick and easy as possible to deploy our homes to site, make all necessary site connections ready to hand over to the customer in a matter of weeks.

Main Purpose of Role

This is factory-based role to work as a competent joiner in a production environment to manufacture sustainable timber framed modular homes. This will include all general 2nd fix domestic joinery work such as kitchen fitting, internal door hanging and fitting, skirting boards, architraves, boxing in etc.

The job itself is that of a construction skill. With that said, the role will require you to demonstrate that competency but also support in creating that perfect blend between construction and manufacturing. While the business is growing at a rapid rate, flexibility and open-mindedness to adapt manufacturing principles and standard processes into your roles and responsibilities is a must.

The specific work carried out will always be based on project specific details and have an associated drawing or standard detail to follow. For example, some projects require different style of worktop in a kitchen, different handings of doors, different type of flooring etc. Some modules/projects could also vary in specification of product for example 2 story plots will most likely contain eggshell doors but 3 story plots will have FD30 or FD60 fire doors and require a different standard of fitment.

Tasks will be set daily by your team leader to give direction on current target/module rate per shift, modules to be worked on/completed, update your team leader or relevant team leader delegate on work progress, liaise with your peers (other operatives and trades) to ensure there is a smooth flow of work that include work carried out by others, raise any concerns or issues regarding health and safety, quality, materials, tooling and equipment.

Key Responsibilities and Authority

  • Adhere to all of TopHat’s Health and Safety policies and procedures, risk assessments and standard operating procedures relevant to the tasks you have been asked to carry out.
  • Be willing to share your knowledge and experience with other employees.
  • Required to assist and help other operatives and trades in other areas of production including none-joinery tasks.
  • Work alongside other departments such as the design and technical teams to assist in new project implementation, process/cost improvements and improve quality standards.
  • To be able to read and interpret technical drawings.
  • To be able to adhere to TopHat’s quality standards and follow any standard operation procedures related to tiling. To be able to adhere to the same standards in any other work that you are asked to carry out in production.
  • Carry out all 2nd fix joinery works – Building up and installing Kitchens, hanging and installing internal doors including fire doors following relevant regulations and BS 8214.
  • Measuring, cutting and fitting architraves and skirting boards. 
  • Building up and installing vanity units containing pre-assembled plumbing sub-assemblies.
  • Installing IPS panels in WC’s, bathrooms and En suites. 
  • Install all furniture and ironmongery for example, Hinges, handles, thumb turns and locks to all internal doors.
  • Boxing-in in different rooms such as under stairs, bathrooms and WC’s.
  • fitting vaulted/drop ceiling frames and boarding them.
  • Be proficient in the use of power tools, hand tools and cutting machinery for example table saws and chop/mitre saws.
  • Assist in other joinery related tasks not specific to the role, for example, fitting stairs, fitting external windows/doors and floor laying.
  • Able to check the quality and quantities of plumbing components delivered to the production lines against pick sheets.
  • Fill out all relevant documentation on the completion of all tasks carried out.

Qualifications - Essential

  • GSCE Maths & English grade C or equivalent
  • City & Guilds Level 2 Diploma/NVQ in Site Carpentry

Qualifications - Desirable

  • City & Guilds Level 3 Diploma/NVQ in Site Carpentry

Skills and Experience - Essential

Minimum 12 months experience carrying out 2nd fix joinery/carpentry work.

Skills and Experience - Desirable

Previous Modular housing experience.


This is a temporary position for 3 - 6 months only.
